Stages

Our 5 Stages of Construction Project Management

Stage 1

Discovery

In the initial phase of a project, the main objective and feasibility of the project are determined. Based on the results obtained, a recommended plan or solution is proposed, and a budget is established to guide the work. This stage is critical as it helps stakeholders to decide whether the project is worth pursuing or not. Furthermore, it sets a strong foundation for executing all aspects of the project if it is approved.

Stage 2

Preconstruction

In the pre-design phase, the team evaluates and plans time, costs, and resources for the project. During the design phase, blueprints and cost estimates are created, and the right equipment and materials are found for procurement.

Stage 3

Budget and Procurement

The procurement team's primary objective is to efficiently enhance the distribution, transport, and purchase of project-related materials and resources. Heavy machinery and equipment are often rented rather than purchased. The team will analyse all potential risks during this project phase and devise practical solutions to mitigate them. A communication plan is designed to ensure adequate information flow between all project stakeholders involved.

Stage 4

Construction Execution

During the execution phase, the physical construction begins as planned. This phase is generally divided into two main processes: executing and monitoring and controlling. Contractors and subcontractors complete their daily tasks while the project team closely monitors progress to ensure everything goes according to plan. Any necessary changes are made accordingly to keep everything on track.

Stage 5

Post Construction (Close-out)

The post-construction or closeout stage is the final step in the construction process. Once the project objectives are fulfilled and the project is complete, the project manager will perform 1. a final walkthrough to ensure nothing was missed. 2. Present the finished deliverables to the client and walk and talk through everything that's been created. 3. Train the client on any systems, i.e. alarms and security systems, before handing it over to the client or owner.
